The first step is a FREE 25-minute consultation and eligibility call with a member of our team. During this call, we'll walk you through the entire investment process, answer any questions you may have, and discuss your goals and requirements. We'll also introduce you to our trusted, independent third-party mortgage brokerage, who will assess your financial position and borrowing capacity to ensure you're well placed to secure the right investment opportunity. This allows us to tailor our property search to your budget and investment objectives from the outset.
Quick we only have 6months to find a property for you or your money back!
We charge an initial commitment fee at the outset, which is fully refundable (T&Cs apply) if we are unable to secure a suitable investment opportunity for you within 6 months. Once we identify a property, we will prepare a detailed feasibility report and deal analysis for your review. We also coordinate with architects, engineers, contractors, and other industry professionals on your behalf to ensure the project is thoroughly assessed from every angle. If you're happy to proceed, the conveyancing process begins. We work closely with your independent solicitors and mortgage brokers to ensure the transaction progresses as smoothly, efficiently, and quickly as possible.
Got The keys!
During conveyancing, we'll map out the development plan in detail, confirming all costs and project timelines. The moment the keys are handed over, our team of contractors gets to work, ensuring the project starts as quickly as possible. Most back-to-brick HMO developments are completed within 6 months, while straightforward commercial-to-residential conversions are typically delivered in around 3 months. From day one, we'll keep you fully informed with weekly progress reports, photos, and regular updates. We'll also take care of everything behind the scenes—from Building Control inspections and Asset Manager visits to handling any neighbour concerns—so you can sit back while we manage the entire process for you.

Once the project is finished, we'll provide your compliance certificates and a portfolio of professionally photographed, digitally staged images to showcase the property at its best. From there, our Property Management team will step in to market the property and secure quality tenants for you as quickly as possible.
